Come inside and see where you will stay "No.2 Clematis Cottages"

Attached to the end of the farm’s barn, No.2 Clematis Cottages offers a beautiful setting from which to enjoy your holiday or romantic short break with us. Set amidst it’s own gardens with private BBQ and seating area, the peace and tranquillity are only some of the reasons why your break will be one to remember!

Sleeps 1-4 as a family apartment.


Beautifully fitted and fully equipped to a very high standard, the kitchen features a built in fridge/freezer, Dishwasher, fan oven and hob and microwave. The property is independently heated and fully self-contained.

The main living area features natural local Clipsham limestone flooring, (complete with fossils!) exposed stone walls, under floor heating, oak beams, remote control TV and DVD. Enjoy a well deserved glass of wine whilst relaxing on the luxury sofa.







After that “hard” day walking, cycling, fishing, or simply sightseeing what better way to relax than under the thermostatically controlled luxury shower before dinner, the shower room, also benefits from a heated towel rail and underfloor heating.

No cold feet here!

Access Statement for Clematis Cottages

Introduction

We aim to cater for the needs of all visitors in our 4 Star Gold Award Cottage.

The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.

Pre-Arrival
  • There is a bus stop for Aunby on the main road a five minute walk away, the buses run every two hours Mon - Sat but there is no service on Sundays.
  • The main train station is in Stamford approx 15 min away by car.
  • There is a local taxi service that has accessible taxis if required, we can make a booking for you.
  • We have an extensive website with a layout of the cottages, and a tour of the gardens.
  • You can contact us by phone, mobile, text or email.
  • We would be happy to receive a shopping delivery and unpack the provisions prior to your arrival.
  • Cottage No1 has a down stairs bedroom and shower room for elderly visitors but not wheelchair access.
Arrival & Car Parking Facilities
  • The entrance to Lodge Farm is through stone pillars with signage for Clematis Cottages.
  • There is a 200m drive on an incline up through the paddock leading on to a flat pebbled drive in front of the cottages.
  • There are no marked parking bays but ample parking for guests who are asked to park outside the relevant property for their own convenience and privacy.
  • We can assist guests with their luggage if requested.
  • On arrival guests are asked to collect their keys from the farm house or office.
Main Entrance
  • Cottage No2 has a stable front door with a step 8cm high the door is inwards opening and a width of 83cm. This leads into the main living area. The front of the cottage is flat and pebbled, the under cover area to the right is flat and concrete.
  • There are outside security lights around all sides of the cottages.
Stairs
  • The staircase is to the left and has steps that are 19cm high with a spindled hand rail on the right hand side. The staircase is straight then curves to the right leading you upwards to the oak mezzanine floor of the double bedroom.
  • The staircase is well lit with wall lights.
Double upstairs bedroom
  • The bedroom is open plan with a feature stone wall to the left, a plain cream wall at the end the other two sides are open with wooden spindles over looking the down stairs living area.
  • The bed is 62cm high the head board of the double bed is against the back wall with bedside cupboards and none slip mats on either side. There is a dimmer switch for the upstairs and staircase lights
Down stairs Living area
  • The living area is open plan as you enter the cottage the sofa is to your right beneath the window with a narrow occasional table in the corner, to the left of the sofa is a run of base units housing the dishwasher and sink at a height of 90cm the units continue around the corner where the cooker and fridge are beneath the work top, there is an electric hob and microwave with wall units and extractor fan above.
  • The dinning table and four chairs are to the left.
  • The floor is Clipsham stone with under floor heating, there is a rug in the main sitting area.
  • Between the dinning table and the stair case is a walkway that houses a double pine wardrobe, beyond this to the right is the shower room.
Luxury shower room
  • The door to the shower room is 73cm wide and opens inwards, to the left is a heated towel rail with wooden free standing towel rail in front.
  • The shower is straight ahead with a set of vertical shelves to the left, the shower cubical is extra wide with the door opening towards you, and an invalid seat can be placed inside if requested.
  • The shower has an independent extractor fan and recessed lighting.
  • To the right is the basin 86cm high and to the side of that the toilet 43cm high.
  • The flooring is also Clipsham stone with under floor heating.
Shop

We have fresh eggs, honey and seasonal fruit and vegetables for sale subject to availability.

Treatment room/s
  • There is a Beauty Salon on the left hand side of the cottages.
  • There is a step 6cm high through a door inward opening 83cm wide, taking you into a small waiting area with two seats provided.
  • The WC is to the right through a door inward opening and 73cm wide with a toilet 43cm high and a wash hand basin rounded at the front and 86cm high.
  • The treatment room is through a door inward opening and 73cm wide a seat is just inside the door, with a coat hook on the back of the door.
  • The beauty couch is 80cm high a step is available if required.
  • The walls are light in colour with ample lighting and light coloured wood effect flooring.
Leisure Facilities
  • There are picnic and BBQ areas in the gardens to the front of the cottages with a flower border at the back and to the right hand side are two acres of lawns and duck ponds.with trees dotted around.
  • A covered in area between the cottages has a concrete floor with a slight incline and houses a table-tennis table and table foot ball.
  • under cover there is also a double seat and table.
Outdoor Facilities
  • The gardens to the cottages are mainly lawned and flat, there are rustic archways leading you through to the pond. With benches and chairs dotted about for you to stop and rest.
  • There is a summer house overlooking the ponds there are two steps leading up into the double door width opening, two cushioned seats and a small round table are inside.
  • The outside grounds are flat with either pebbles or grass.
  • The pond is 8ft deep so caution is required as the sides are steep.
Grounds and Gardens
  • The main gardens for the cottages are laid to lawn flat with trees dotted around and about.
  • The ponds are staged with two winding feeder streams between them edged with limestone that only fill with water when it rains as they are linked to the rain water harvesting. Two wooden sleeper bridges give pedestrian access over the streams, they are sunken into the lawn either end but do not have railings. The land around the ponds is undulating with clumps of grasses and iris.
Additional Information
  • In case of a fire the alarm will sound and all guests should vacate the cottages using the nearest exit and assemble on the lawn in front of the cottages.
  • The cottages are strictly none smoking.
  • A list of emergency numbers are printed in the guest information booklet.
  • We live on site so we can be of help day or night if needed.

As we live and work on site we can be contacted between the hours of 9am - 10pm, seven days a week. We are also open 12 months of the year.
